Terms and Conditions

Make your holiday a relaxing and joyful time by knowing as much as possible about our wonderful property. Please read these terms and conditions.

USE OF RENTAL – Our rental units operate for residential use only. Celebrations and events of any sort that involve the presence of more persons in the home other than registered guests MUST be discussed with owner prior to booking. Parties and events are not allowed.
PET – Pets are not permitted. A $500 fine applies.
CHECK-IN / CHECK-OUT TIME – Check-in time is after 4pm and Check-out time is before 10am. Early check-in or late check-out requests must be discussed with owner in advance. Cleaning staff arrive at 10am sharp.
NO SMOKING – Smoking is prohibited in our homes. A $500 fine applies.
MINIMUM AGE – Renters under age 25 will not be accepted unless accompanied by an adult guardian/parent for the entire course of their stay.
QUIET ENJOYMENT- This is a residential neighborhood. Guests are required to observe regular quiet hours (10 pm to 8 am). Excessive noise in the outside areas is not allowed at any time. Noise disturbance may result in eviction.
OCCUPANCY- The maximum number of guests is limited to 10 persons for Yonder Home and 12 persons for Montazona home. In the event that more than state occupancy are found to be sleeping in the property, a $500 minimum fine will be accessed. The owner also reserves the right to evict the party.
PARKING- Yonder home:  Garage parking is limited to two (2) vehicles. Maximum 3 cars on premises. Parking on the road is prohibited. Montazona home:  Garage parking is limited to two (2) vehicles.  Many parking spaces in driveway.
WIRELESS, INTERNET CONNECTION, CELL PHONE RECEPTION, CABLE- We make every effort for these services to be available and functional during your visit, however weather and rural conditions may jeopardize, interfere or even cancel these services. We apologize for this inconvenience, should it occur, we cannot be held responsible for lack of access, cable or internet speeds, and refunds will not be provided when these services do not function out of our control.
MAINTENANCE- We do not guarantee that appliances, amenities or utilities will not fail during your stay, but we do promise that repairs will be made courteously and as soon as possible. No refunds will be given due to any unforeseen failures. As a guest, you understand and agree that there are circumstances that are beyond our control and that no recourse or action can be brought against the owners.
LOST AND FOUND- The owners are not responsible for items that are left behind at checkout. Please go over the cabin very carefully before you leave to make sure you have all of your personal belongings. If we are able to reunite you with an item that has been left behind, you will be responsible for the cost to do so.
SECURITY CAMERA: There is an outdoor security camera installed next to the garage for security.
NO DAILY MAID SERVICE – Rates include a one-time linen-towel setup. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate.
DAMAGE DEPOSIT – Damage deposit is a “hold” on your credit card processed 2 days prior to your arrival date. Losses that may result in charges include, but are not restricted to: replacement cost and service for damage to the home and its contents, fines for unregistered guests and pets, parties, disturbance in general, unreasonable maintenance requests, smoking, acts of vandalism. In the event that charges due to damage occur, renter will be emailed invoices and photos, if applicable. A 6% processing fee will be added to the total. Guest further agrees that credit card charges are final.
PAYMENT – An advance payment equal to 30% of the total bill is required upon booking the reservation or full payment if less than 60 days prior to your arrival. The balance of rent is due sixty 60 days before your arrival date. The reservation is not confirmed until the deposit is received.
CANCELLATIONS – You dates will be made unavailable to any other party. In the event of cancellation, a sixty (60) day notice is required for a refund.. If you need to cancel less than 60 days prior to check-in, refunds will be issued provided that the unit is re-rented. The amount refunded will be based on the amount re-rented. For extra piece of mind, we suggest that guests buy travel insurance with coverage for last minute cancellations at www.InsureMyTrip.com. A $100 service fee applies to ALL refundable cancellations. Changes in a reservation that result in a shortened stay cannot be for less than the minimum nights for the period.
REFUNDS- No refunds will be made for break down or malfunction of appliances (televisions, DVDs, etc.) air conditioners, heaters, or hot tub; the presence of insects, critters or wildlife; acts of God; inclement weather; location of rental cabin; loss of electrical power, water, cable, or other utilities; or the conditions of roadways or driveways leading to the rental cabin. No refunds will be made after you check- in for any reason.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
WRITTEN EXCEPTIONS – Any exceptions to the above-mentioned policies must be approved in writing in advance.
